Edward Ptacek is an Executive Vice President ("EVP") of Better Commercial Real Estate Mortgage Inc (“BCREM”), a leading national commercial real estate capital advisory firm.
Mr. Ptacek has over thirty years sourcing structured capital for both high net-worth and institutional clients. He utilizes an extensive network of over 3,000 nationwide capital sources. These sources fund all property types including: multi-family, retail, office, industrial, self-storage, hotel, land and ground up construction.
Mr. Ptacek specializes in nationwide ground up construction, permanent and bridge financing. He has arranged debt, preferred equity and joint venture equity structures, totaling billions during his career. His expertise includes underwriting and structuring commercial real estate investments, negotiating transactions and term sheets, financial modeling, market research, and evaluating business plans through the various stages of an investment cycle.
Mr. Ptacek is well qualified to provide expert opinions on real estate financing, feasibility, standards and practices and transaction matters. He has provided expert witness testimony in several dozen real estate litigation matters and has testified in Federal and State court numerous times.
Prior to joining BCREM, Mr. Ptacek held positions with George Smith Financial Services (George Smith Partners "GSP" predecessor company), which became the Grubb & Ellis Capital Markets Team. ARCS Commercial Mortgage (PNC Banks predecessor company), FINOVA Capital Corp, AMI Capital (a Fannie Mae, Freddie Mac and HUD lender), George Elkins Mortgage Banking | Life Company correspondent (Walker & Dunlap predecessor Company). Mr. Ptacek has also held the position of Chief Financial Officer (CFO) for a two million square foot, nationwide retail portfolio.
Mr. Ptacek is also a Certified General Real Estate Appraiser, MAI Candidate and has Appraisal Institute certificates in expert witness and litigation support. This specific area of expertise, has been invaluable to his clients and capital sources. Mr. Ptacek received his BA in Economics from Stanford University while lettering in football and rugby. He also received an MBA from the University of Southern California, as well as a Certificate in Appraisal from UCLA.
Mr. Ptacek is married and lives with his wife in San Diego County. He is also father to two boys and two girls. Mr. Ptacek is a community leader and is active in several charities inclusing work with the LA Free Clinic and Navy Reserves.
